The process of selling a house can be daunting when it is your own home and you have so much of yourself put into it. You worked hard to create a home that is comfortable and pleasing to the eye, and the idea that people will say something negative about it can bring a lot of grief. Our first rule for homeowners is “Don’t take anything personally!” Every individual walking through your home has their own idea of what is beautiful, and most of those ideas will not jive with your own ideas! To take some of the anxiety out of the ordeal, however, we at Sunset Realty Services have provided this home staging checklist, filled with ideas that will help sell your home quickly and as painlessly as possible!

Ask an Honest Friend to Do an Initial Walk Through with You

Do you have a friend with a reputation for telling it like it is? THIS is the one you want to walk through your home and give his or her honest opinion about what needs to be done. You may think that crack in the wall adds character, but your friend will tell you that potential buyers will only see potential troubles!

Declutter

We can’t stand an empty corner or bare wall, either, but the more things you have, the smaller your house will look. Rent a storage room, then go through each of the rooms of your house and take away what isn’t necessary: extra toys, extra books, that ugly lamp your Aunt Ethel gave you for Christmas! Be brutal. You will meet up with your “old friends” again in your new home! Oh, and that gallery wall filled with family pictures? Everyone needs to be taken down and put away; you want buyers to remember your house, not your family!

Deep Clean

Dirt is not attractive. Scrub the grout lines, dust the tables, and power wash bathrooms and kitchens!

Paint the Walls

It doesn’t have to be white, but a light and bright color will look fresh and clean, making a small house look larger!

Re-Evaluate Your Own Furnishings

If your furniture is dated, dirty, and in disrepair, consider rent-to-own for a few weeks or ask to borrow a few key pieces from friends or family. Keep it simple, sparse, and classic; stay away from the fussy or funky to allow buyers to remember the rooms!

Don’t Forget Curb Appeal

Power wash the sidewalks, pull out dead plants, keep the grass green and lush, and maybe consider a new paint job if yours is looking dull and dingy.
